If the stars have aligned and you have fallen in love with a property, it is best to make an offer sooner rather than later so you don’t miss out. All offers should be made in writing and with confirmation of your financial position. Please be aware that we will need to confirm this with your financial advisor too. All offers are subject to contracts being signed and exchanged; there is no legal obligation on either side to proceed until this time.

Offer Acceptance

Congratulations! Your offer has been accepted! Therefore, once we agree to the offers, we will write to both buyer and seller as well as their respective solicitors. You will also need to begin your mortgage application and make arrangements for a survey.


Your solicitor will handle the conveyancing and legal paperwork required of a property purchase. If you do not have a solicitor, do not worry, we can, of course, recommend one to you. But, please be aware that if you are obtaining a mortgage, most lenders will require you to use a recognised solicitor. So please check with them that they are registered.

Your mortgage lender will require a survey to be carried out to confirm their opinion on the value of the property and any possible defects that may arise. Typically, this is carried out on the lenders’ behalf to ensure the loan is safe. If you require a more detailed report, you will need to instruct another surveyor at this point.


The lender will send to your solicitor the offer of the mortgage for you to sign. Once this is signed and returned, your mortgage will be ready!

Exchange of contracts

The contract is required to be signed by both the buyer and seller. Then, the deposit paid via the solicitors. This means both parties are now legally bound to complete the contract on the agreed date.


Following the exchange of contracts, on completion date, the balance of funds will be transferred from the buyer’s solicitor to the sellers. Then, once they confirm they have received funds, completion has taken place, keys can be handed over, and you are now the legal owner of the property!
